Selling Your House at Auction?
How does it work?
This is a step-by-step guide on how our Actions work, so you know what to expect.
Book your Free Auction Valuation
We will pop out to have a look at your property. We will consider its condition and compare it to recently sold properties in the area. We will then discuss your reserve price, which is the lowest price you would be happy to sell for. We have recently had a property sell for £31,000 over the seller's reserve price.
Auctions work best if you set your reserve price at the lowest you would be happy to receive. Now we market your property, with a guide price 10% below your reserve price.
For example, £100,000 reserve price. We can set your guide price at £91,000. We then get as much interest as possible and aim to drive the price up.
Reserve price and Guide price set
Now we have set your price, the next step is to get your auction contract signed and your ID verified. We can put you in touch with our recommended solicitors who specialize in auction sales.
We do not charge you to sell your property. We charge the buyers to purchase your property. Our solicitors will send you a quote for you to look at and confirm you are happy with the price.
These fees will only be paid if we sell your property, and are paid out of the proceeds of the sale.
We will now take professional photographs, measure the property and do a full walkthrough video to be published on Youtube. If the property is suitable, our Drone team will take pictures and a video of your property. Your walkthrough video will be published on Rightmove, the largest property website in the UK.
Social media plays a massive part in advertising your property. That is why we use Facebook and Instagram paid advertising to give your property maximum exposure.
Some of our videos reach over 30,000 views on Facebook alone. Our new listing text alert service will notify our buyers' database that we have a new listing.
We also partner with SDL Auctions, the most successful live-streamed auctioneer in the UK, giving us access to their database of buyers.
Guaranteeing your property even more publicity.
We will keep you updated through the marketing period, with viewing feedback and any pre-auction offers.
We sell your property via our monthly live-streamed event. A lot of our listings do sell before the auction day. Our quickest time to secure a buyer was only 2 days.
Your property is now sold. The difference between an auction sale and an estate agent's sale is that the buyer pays their reservation fee and his deposit on the fall of the hammer.
We then exchange contracts, and the sale is now secure and legally binding.
The contract contains a 28-day completion deadline, giving you and the buyer an exact date of completion. Which, when compared to the average estate agent sale taking 115 days, is remarkable.
Auction is the most secure way to sell in this market.
That is why selling your Wirral & Liverpool Property by Auction is becoming so popular.
